Modular Multifamily
Occupying a 2-acre site in Bend, OR, this 87-unit rental development was designed to leverage the efficiency of modular construction to deliver more affordable construction and rents. The 11, 3-story walkup flats buildings are all based on a common layout, and have the same entry, stair hall, unit entries, and 1 or 2 bedroom unit interiors. The buildings all share an identical or similar exterior elevation per each of four sides. These repeated components facilitated factory construction of the 6-12 modules that make up each building. The modules were assembled on site, with roofing, siding, entry porches, and balconies added.
Located inside the front exterior wall, each building’s stairway serves between 2-4 units per floor, creating intimate environments and avoiding double-loaded corridors. Compact apartment units were carefully designed to feel spacious, with bright interiors often having windows on 2 or 3 sides. First and second floor units all have balconies, while top floor units trade an expansive mountain view.
Parking is clustered at the north side of the site, with an interconnected system of pedestrian pathways joining all buildings. Several buildings are joined end to end to contain the perimeter of the development and maximize leasable space. Outdoor spaces were designed to be varied, inviting, and beautifully landscaped. A centrally located amenity building opens directly to 2 courtyards. All of these shared indoor and outdoor areas serve as a gathering places for residents.
Certified Earth Advantage Platinum, the buildings are air sealed and insulated above code, with higher performing fiberglass windows, and energy efficient electric appliances. A state of the art, compact ducted heat pump and ventilation system in each apartment provides heating, cooling, exhaust of stale air, and filtered fresh air to all spaces.
